Selling Your Home
Now Taking Listings
As the national news
continues to bombard the airways with lots of bad news related to the volatile
economy and the housing industry, an interesting combination of responses seems
to be occurring in the Tulsa
metropolitan area. The number of homeowners that are putting their homes up for
sale is slowly but steadily decreasing. When combined with a significant spike
in sales activity during July, there is starting to be some increase in demand
for saleable homes.
If you have been discouraged by all the negative news about homes sales and have delayed a move as a result, contact Robert or Leonor Carnoske for a free no obligation market analysis showing what you might expect from the sale of your home. You could be surprised at what the information shows
SERVICES:
Your home will be marketed, not just listed!
- More virtual tours on Realtor.com than any other local real estate company is just one of the many marketing tools we use to sell more homes. Check us out at Realtor.com or at cbtulsa.com.
- Of course your home will also be featured on this website, PurchaseTulsa.com.
- Oklahoma's Multi-List-System or MLS; this is accessible by every Realtor in Oklahoma and is used daily to send listings to prospective Buyers.
- Custom high quality mailings are made and sent out to the surrounding area to let your neighbors know that a home is available for sale.
- Your home can be advertised in the Tulsa World's, World of Homes Magazine when we hold an OPEN HOUSE. In there, it will be marketed with a full color photo of your home.
- We will utilize our Home Facts technology. Your home will have a unique recorded message with detailed information available 24hrs a day to interested buyers.
- The blue Supra E-Key Box will be placed on your house to hold the actual key to your home. These keys use the latest in GE technology to track who has entered your home and when. The Supra E-Keys are only given to Licensed Realtors to enter your home. This helps ensure the safety of your home and its contents.
- Our professional photographer will be sent out to your home to take photos to be placed on the MLS and Realtor.com, also a Virtual Tour will be created.
- If you wish, we can also send our design consultant to help you to stage your home for photos and viewings for potential buyers.
- Coldwell Banker - Select also publishes its own magazine called, The Buyers Guide. Your home will be featured in this monthly publication as well.
Additional Selling Tips
Everything from floors to windows must be spotless. Remember to clean the oven and other major appliances. Skylights should be crystal-clear, too. Do not forget to make the bathrooms shine!
Kill the offensive odors. They're the first thing buyers notice, and are often a permanent turnoff.
Eliminate Clutter
Put away small kitchen appliances and other items that are sitting on countertops and tables.
Remove photographs from table-tops.
Organize the closets.
If there's not a reason to leave something sitting around--remove it!
By eliminating clutter and your personal items, potential buyers will have a better view of your home and will be able to visualize their own furniture without distractions.
Outside Tasks
Buyers nearly always comment if gutters are full of leaves and it makes them question other maintenance issues.
Store and organize items that make the yard look messy.
Make your front entry inviting. Decorate it, paint the door or buy a new door. It's the Buyers first look at your home.
